Home Renovation

ARE YOU THINKING ABOUT BUYING A NEW HOME BECAUSE YOURS HAS AN OUTDATED FLOOR PLAN / BATHROOMS / KITCHEN?

NOT ENOUGH LIVING SPACE FOR YOUR GROWING FAMILY? NEED TO DOWNSIZE BECAUSE THE FAMILY HAS GROWN?

READY FOR A CHANGE, BUT UNSURE OF WHAT THAT CHANGE SHOULD BE?

You obviously bought your current home for a reason - because you loved it. Why not look at the possibility of using the existing equity to turn it into what you need now rather than buying a new home. When my clients tell me they have outgrown their current home or are ready for a change, the first conversation we have have is always about what they truly want that would make everything perfect. Gourmet Kitchen / Hearth Rooms are usually on the top of the list. Elegant Master Suites with Spa Bathrooms are a close second. it makes sense, these two rooms account for 90% of the use in a home. The outdated formal living room and formal dining room are just that - a thing of the past. Tired of going to the basement to do laundy, how about a main floor Laundry / Project Room? The current rage in home renovation is to add an Outdoor Living Room.

Quality of life at home has reached an all-time high and large rooms that accomodate the entire family and your guests are highly sought after. Many new homes offer these amenities, but sometimes the price of a new home makes you think twice. Why not look at the option of making your old home a new home? By consutling with a knowledgable Realtor and a qualified contractor, you'll be able to find out if your old home that still has "great bones" could become your dream home for less money than a new home. Together, we'll talk with contractors of all specializations that can give you real dollars and cents ideas to accomodate your dreams and then we'll look to see if it makes financial sense to pull the trigger on a renovation. Some times, you will learn that it is more beneficial to move into a home that offers what you want rather than to renovate, but now always.

There's another option if renovation is not the answer, and you can't find exacl;ty what you are looking for......

On several occasions, my contractor partners and I have sourced homes that were 80-90% of what a client was looking for and then went in and made the renovation to custom tailor the home to their specification prior to them moving in. That way, the client did not have to live through the renovation, and still wound up with an equity position in the new home.

Let me know what your thoughts are and I'll see if I can be of assistance. Remember, advice is always free as are consultations.
